What We Inspect at Each Stage

Each stage has a critical window — inspection must happen before construction moves forward. Missing a stage means losing your opportunity to catch issues before they’re covered over.

Before concrete is poured

Ground Slab Inspection (Pre-Pour)

The most critical inspection of the entire build. Once concrete is poured over the slab, nothing underneath can be checked or fixed without major demolition. We inspect before the pour to ensure everything is correct.

After brickwork reaches plate height

Brickwork / Plate Height Inspection

Checks that brickwork is being laid correctly to the correct height and specification before framing begins. Issues at this stage affect everything above.

After roof frame is erected, before sarking

Roof Frame Inspection

The roof frame carries the entire load of the roof and affects the structural integrity of the whole building. Defects here are expensive to fix once roofing is on.

After lock-up — windows, doors, roofing on

Lock-Up Stage Inspection

At lock-up the home is enclosed and waterproofed. This is the last chance to identify issues before internal fit-out covers walls and ceilings.

Before you accept handover from builder

Practical Completion Inspection (PCI)

The final inspection before you sign off and hand over payment. A thorough check of the completed home — fixtures, fittings, paintwork, waterproofing, doors, windows and contract scope completeness.
🏢 Building Double Storey?
We strongly recommend an additional upper floor suspended slab inspection before the upper floor concrete is poured. This is not included in the standard 5-stage package and is arranged as an additional inspection. Fee: $350 AUD. Ask us about this when you book.

Payment schedule: Initial payment of $1,000 to commence. Remaining $500 invoiced prior to the Practical Completion Inspection.
A formal service agreement is provided and signed before work commences.

Frequently Asked Questions

When do I book — before or after each stage?
You need to notify us when each construction stage is approaching and ready for inspection. We need a minimum of 48 hours notice to schedule. Do not let construction proceed past the stage before we have inspected — once the next stage covers the previous work, the opportunity to check it is gone.
Yes. Individual stage inspections are available at $399 per stage. However, the full 5-stage package at $1,500 works out significantly cheaper per inspection and gives you the advantage of the same inspector knowing your build throughout. We recommend the full package for new builds.
If defects are found during construction, they should be raised with your builder in writing using our report as documentation. During construction your builder is generally obligated to fix workmanship issues that don’t meet Australian Standards or your building contract. Our detailed photo reports give you strong grounds to require rectification.
You don’t need to be present but your builder or site supervisor must permit safe access to the site at the agreed inspection time. You are responsible for ensuring site access is available when we attend.
It is your right as the client to have an independent inspection. If your builder is refusing access, that is a serious concern and you should seek advice from your solicitor or contact the Building and Energy WA regulator. We are not responsible for stages that cannot be inspected due to denied access.
For the full 5-stage package the total fee is $1,500. An initial payment of $1,000 is required before the first inspection commences. The remaining $500 is invoiced prior to the Practical Completion Inspection. A formal service agreement is signed before work begins.
